Responsive repairs and maintenance; Heating systems repair and maintenance
What was our client looking for?
MITIE began a partnership with Basildon Council in 2009 to provide a responsive repairs and maintenance service to their social housing stock, and in 2011 to repair and maintain the heating systems in three sheltered accommodation blocks. Basildon was looking for a contractor who had the expertise and a top reputation for resident service.
How did we help?
MITIE provide a responsive repairs and maintenance service to over 13,000 properties in Basildon, including plumbing, carpentry and electrical work. We are repairing 91% of faults right first time, with 98% of appointments made and kept. We carry out over 36,000 jobs a year, and tenant satisfaction with our repairs service has been consistently high with 93% of residents responding positively.
For our heating systems contract MITIE upgraded the existing heating systems in three sheltered accommodation blocks were with new radiators, hot water cylinders and pipe work in all the properties and communal areas. In Afflets Court a CHP (Combined Heat and Power) unit was installed to make the system more efficient and better for the environment. It also has the added benefit of reducing residents’ fuel bills. At MITIE we work hard to minimise the impact work has on residents. A full time Resident Liaison Officer is onsite throughout to listen to any concerns and help residents prepare for the work taking place.
The results
Our responsive repairs contract continues to provide the residents of Basildon with a service they can rely on. The close partnership formed with the client has been integral to the contracts success. Following a phased plan of works on our heating contract, Spencer Court was completed in December 2011, Maydells Court in February 2012, and Afflets Court in June 2012; all within schedule.
