What was our client looking for?

Blackwood Homes provides accessible and affordable housing for disabled people and those in housing need, with different levels of care and support available where required. They were looking for an experienced contractor to deliver their three year planned maintenance programme across three geographic lots: North, East and West. The total value of the contract is£3m. The scope of work includes a combination of kitchen and bathroom replacements with when required disabled adaptations, window renewals,central heating installations and electrical rewires.


How did we help?


Keeping tenants informed

Communication with tenants before and during works is always afforded the highest priority. To assist with this before the works begin we are undertaking a programme of communication roadshows in the housing complexes where we will be working. These informal events are an opportunity for our management team to outline to tenants stage-by-stage the refurbishment works that we will be undertaking in their homes and the communication process that will be followed. More importantly these events provide tenants with an opportunity to meet our team, ask any questions that they may have about the works to be undertaken and raise any individual concerns.


Providing a dedicated team

The refurbishment works are undertaken by a team of skilled and qualified tradespeople who are experienced and trained in working in the homes of tenants with special needs. This contract is overseen by a Service Delivery Manager and he is supported by a Contract Supervisor and a dedicated Tenant Liaison Officer (TLO). The TLO acts as the main point of contact for tenant queries and ensures that any specific needs are incorporated within our service delivery.

Regular meetings are held with Blackwood Homes to review works undertaken to date and discuss forthcoming programmes.


Effective planning

The refurbishment works are carefully programmed to ensure that all the  materials, skilled tradespeople and equipment required to complete the refurbishments are available where and when required. This allows works to be completed quickly and efficiently, minimising the inconvenience and disruption for tenants. Prior to the works commencing in each home a comprehensive survey is undertaken involving kitchen design specialists, MITIE’s delivery service manager or surveyor and quality control officer from Blackwood Homes. During this survey the exact scope of works is established and any special arrangements that must be incorporated within our service delivery to meet the tenant’s needs.


The results

To date we have completed refurbishment programmes at:

  • Gladstone Court, Hamilton; kitchen refurbishments and electrical upgrades to 15 properties;
  • Crossmount Court, Carluke; kitchen refurbishments including disabled adaptations at 11 properties;
  • Abbey Court, Edinburgh; disabled adaptation bathrooms and central heating upgrades to 44 properties;
  • Apin Road, Dundee; kitchen refurbishments, electrical upgrades and central heating installations to 22 properties.

Currently we are undertaking a programme of kitchen and bathroom refurbishments, central heating installations and electrical upgrades to 25 properties at Eday Gardens, Aberdeen.

Partnership is our approach and our management team has established robust working relationships with representatives at Blackwood Homes and the client’s consultant partner.
