Repairs and Maintenance; Void refurbishment

What was our client looking for?

Linestone Housing Association were looking for a partner to deliver a 24/7reactive maintenance and void refurbishment service to their 1,575 social homes. MITIE were awarded the three year contract in January 2009.

How did we help?


Local people

The operational team on this contract includes six qualified and skilled locally based tradespeople. A local base was set up across the road from Linestone’s office at Burnbrae Avenue in Linwood to ensure effective communication from the start of the contract.


Quality assessment

Our management team has established a robust working relationship with Linestone and their representatives, meeting regularly to review on-going performance and areas where service improvements can be introduced. This means the quality of work undertaken is closely monitored ensuring we consistently meet our performance targets and have the flexibility to make any necessary changes to our service delivery.


Integrated IT

An interface between our works management system and IBS, the client’s housing management system has been established by our Business Solutions team. In addition electronic applications are sent to the client as required,the file is imported to IBS and automatically matched with repair requests and thereafter certified, allowing an invoice to be raised.


Community

We assist Linestone on a variety of community initiatives and events, an example is the Association’s Annual Tenant Conference at Reid Kerr Conference Centre in Paisley which MITIE supported and members of our management team attended.

We’ve also worked with Action for Children’s Youth build scheme which supports socially excluded young people aged 16 – 24 who face challenges securing employment. This programme provides young people with personalised one-to-one support, a 6 week work experience placement and if this is successful they secure 6 months paid employment. At the end of the work experience placement period the employer has the opportunity of offering a trade apprenticeship or other full time position to the young person.


The results

We continue to work in partnership with Linestone to deliver an efficient and effective service which meets their needs and the needs of their residents. David Adam, Director Property Services at Linestone Housing Association recently commented: “We currently have a 3 year reactive maintenance contract running with MITIE. They are a reliable contractor whose team works to traditional values, which is what we really need on this contract. In particular, their management team is continuously working closely with us to provide a more responsive service. They are also looking at ways of streamlining processes to meet our aims of continuous improvement and maximising efficiencies, to deliver the best service possible to meet the needs of our tenants.”
