What was our client looking for?

The refurbishment of the existing Grade 2 building to provide a B1 office
building (6,909m²) with A1/A3 retail accommodation at ground floor and
Leisure (A4) usage at basement levels.

How did we help?

The office accommodation was completed to Cat A developer’s finish and
the retail and leisure accommodation to shell and core. Plant serving the
office accommodation is located at basement and roof levels, located
within dedicated plant areas.

A new glazed link core to the rear of the building supported by a new
piled foundation and housing the glazed ‘open shaft’ architectural
duplex lifts. The adaptation of the existing mansard roof to create larger
aspect external windows finished in pre patinated copper to the exacting
requirements of the listed building agreements.

The development of the new lift and stair core allowed the removal and
infilling of all existing stair core openings achieving larger open plan areas
to the fit out floors. A new Reception area was created utilising specialist
stone flooring and timber panelled finishes.

The results

The exterior brick and stone of the façade has been cleaned and
repaired, including the refurbishment of all existing windows and doors.
The buildings office floors are fitted with new plasterboard ceilings
incorporating down lighting to current LG7 regulations, perimeter VRV units,
raised floors and new doors and ironmongery.

Each floor is equipped with new toilet cores finished to a high specification
with disabled provision and cleaning cupboards. We linked up width the University of Bristol to install new CHP plants to help them reduce their impact on the environment
