What was our client looking for?
Our client, The Workman Group, are a national property management
company with responsibility for 101 Victoria Street in Bristol. The seven story
building is split into four wings and is fully occupied by a range of tenants
including HM Revenue and Customs.
MITIE were called in because tenants had been experiencing warm and
humid office conditions. The existing air conditioning induction units were not
providing sufficient cooling and could not control the ambient temperature
because of additional occupancy and the numerous PCs now in the
building which were not factored in during the original 1970s office design.
How did we help?
The works took nine months and involved replacing the existing air
conditioning units and air handling plant with new DX VRV air conditioning
systems and an inverter driven air handling plant. The challenging
installation included two new roof plant areas which consisted of a new
roof covering and steel work platforms for the external plant. To minimise
disruption to tenants the majority of the work was completed outside
normal working hours and all areas were cleaned down and cleared of
materials and tools after every working shift.
The full strength of MITIE was utilised to complete the project with the
roofing, mechanical, electrical, and environmental work completed by our
own specialist teams.
The results
The client and their tenants have benefited from the replacement of the
inefficient and ineffective existing plant with a new system which has the
efficiency and flexibility required for a multi tenanted building.
At the end of the project the energy performance of the building was assessed
and the new system had reduced the energy grading from G to D,
leaving our client with reduced energy bills and happier tenants.
